GOALS: Our goal is to find you a qualified tenant.MARKETING: We market your property effectively using the Boston Globe, Boston.com, The Arlington Advocate, several referral and relocation services, and our website to reach prospective tenants in Massachusetts, nationally and internationally. Our unique website features detailed descriptions and photos of our apartment and house listings. Online photographs have proven to be an indispensable marketing tool that enables prospective tenants to view your property and get a better sense of its character and condition than any single newspaper ad that limits the exposure to words.
LISTING PROCESS: When you list your rental property with us, our rental agent will make an appointment to meet with you and inspect your property. Our agent will make recommendations about painting or other improvements that will make your property more marketable, and will provide information about current trends in the rental market. Lastly, a recommendation of rental value will be made based upon current market conditions.
APPLICATION PROCESS: Once a prospective tenant has been indentified, the prospective tenant(s) will complete a Rental Housing Application (RHA), a form standardly used throughout Massachusetts. This form provides information about the prospective tenant including current and former employers, current and former landlords, salary, banking information and personal references. In addition we complete a credit check on each and every applicant and provide you with a summary of the report(s). The decision to accept or reject the applicant vests solely with the landlord.
LEASES: Once you have accepted the application, we prepare the lease agreement and all customary documents such as the Rent and Security Deposit Receipt, the Apartment Condition Statement and the Massachusetts Tenant Lead Law Notification. We arrange for all parties to sign the lease, at which time we collect all monies due.
FEES: Our fee for professional services is equal to one month’s rent, generally shared 50/50 between the landlord and the tenant. In some instances the landlord offers to pay a full month’s rent, which generally makes renting their apartment more attractive to prospective tenants. For the landlord this fee may be tax deductible and our office provides an invoice for tax purposes.
