Our goal is to find you a qualified tenant.
Your rental property will be marketed using multiple internet sites including, but not limited to, Zillow, Trulia, Hotpads, in some cases the Multiple Listing Service, and our exclusive rental website to reach prospective tenants in Massachusetts, nationally and internationally. Our unique website features detailed descriptions and photos of our apartment and house listings. Online photographs have proven to be an indispensable marketing tool that enables prospective tenants to view your property and get a better sense of its character and condition than any single written ad that limits the exposure to words.
When you list your rental property with us, our rental agent will make an appointment to meet with you and inspect your property. Our agent will make recommendations about painting or other improvements that will make your property more marketable, and will provide information about current trends in the rental market. Lastly, a recommendation of rental value will be made based upon current market conditions.
Once a prospective tenant has been identified, the prospective tenant(s) will complete a Rental Housing Application (RHA), a form standardly used throughout Massachusetts. This form provides information about the prospective tenant including current and former employers, current and former landlords, salary, banking information, and personal references. In addition, we complete a credit check on each and every applicant. The decision to accept or reject the applicant vests solely with the landlord. Landlords should familiarize themselves with state and federal Fair Housing Laws and the Massachusetts Lead Paint Laws (see under Quick Links section).
Once you have accepted the application, we prepare the lease agreement and all customary documents such as the Rent and Security Deposit Receipt, the Apartment Condition Statement and the Massachusetts Tenant Lead Law Notification. We arrange for all parties to sign the lease, at which time we collect all monies due.
Our fee for professional services is equal to one month’s rent, generally shared 50/50 between the landlord and the tenant. In some instances the landlord offers to pay a full month’s rent, which generally makes renting their apartment more attractive to prospective tenants. For the landlord this fee may be tax deductible and our office provides an invoice for tax purposes.
Our goal is to help you find the right apartment or house in a non-pressuring atmosphere. We treat our customers with respect, honesty and integrity. The choice of a new home is an important one; and it is a task we do not take lightly.
A written Fee Disclosure form is provided to all customers upon their first personal meeting with our rental agent. For our services the tenant generally pays a fee equal to one half of a month’s rent of the chosen rental.
When you contact us, our rental agent will request information from you concerning your rental needs to better assist you in your search for a new home. Some commonly asked questions are:
  • How many rooms/bedrooms do you desire?
  • What is your price range?
  • What is your anticipated move date?
  • Are there any pets?
  • How many occupants and vehicles are there?
  • Do you have any special requests?
With this information we are better able to understand your needs and help you find the home that is right for you. Our customers have access to all of our available inventory. Once the necessary information has been gathered, an appointment is made for you to meet with the agent and view properties. When you find the property you are interested in renting, the application process begins.
Once you find the property that you are interested in renting, you will be required to complete a Rental Housing Association (RHA) application form, a form widely used throughout Massachusetts. The RHA application requests information about your current and former employers, your annual salary, your current and former landlords, banking references and personal references. Our rental agent will review these references and along with a summary of your credit report, will present all the information to the landlord for his/her decision. The decision to approve or decline an application vests solely with the landlord with no input from the rental agent. Typically the landlord's decision to accept or reject an application is made within 48 hours of receiving said application.
